___ A complete, as-is description of the property: location; age; construction type; deferred maintenance; number and type of units; acreage; zoning; tenant amenities; parking; management company; location map; visibility from, or distance to, major arterials and freeways, retail, and public transportation; etc.
___Photos of property / buildings and links to Google map and satellite image of property
___For Retail/Office/Light Industrial: Lease summary of tenants (square footage; rent amount; scheduled rent increases; start date and expiration of leases; renewal options; vacancy; whether N, NN or NNN payments
___ Income/Expense summaries (including NOI and debt service) for 2016, 2017, 2018, YTD and 3 yr. pro-forma
___ Borrower contact information (name, company name and mailing address, telephone numbers, e-mail address).
___ Summary of Borrower’s CRE development and/or investment history.
FUTURE DEVELOPMENT PLANS
___Describe new buildings to be built on the property (type, the use, square footage, number of units)
If possible, provide proforma of costs, timelines of construction and stabilization, projected income and expenses and estimated increase of property valuation at stabilization (show Cap Rate used)
